3. It covers an area of 3.420 ha and reaches an altitude of 600-1.500 m on the slopes of Cemernik Mountain. The main hunting programs are driven wild boar hunting and roe deer stalking. It is 35 km from Leskovac, 25 km from Vlasotince, and 320 km from Belgrade.

4. On the edge of the Vlasinska plateau, the Hunting Ground ”Valmiste” is located on Cemernik Mountain and is highly commercial. From Leskovac-Predejane, it spreads eastward. For 10 years, a lease is 110 000 Euros.

6. In South-Eastern Serbia, the hunting ground ‘Bukovnik’ is situated on the left side of the Belgrade-Nis motorway. It is 240 km from Belgrade, 50 km from Nis, and 30 km from Krusevac. There is 13.788 ha of hunting grounds in the area, of which 600 ha are enclosed. Among the main hunting, activities are European deer, driven wild boar, roe deer stalking, and wolf hunting. The asking price for a 30-year lease is 270 000 Euros.

7. At an altitude ranging from 240 to 1.200 meters, the Hunting Ground ”Obla Glava – Ozren Devica” spreads over 12.770 ha. A 240-kilometre distance from Belgrade, 40 kilometres from Knjazevac, and 60 kilometres from Nis, this property is home to wild boars, Roe deer, woodcocks and wolves. The asking price is 120 000 Euros for a lease for 10 years.

8. ‘Mali Jastrebac’ is 200 km from Belgrade and 25 km from Nis. It lies at an altitude between 300 and 946 meters. The main game species are wild boar, roe deer, and woodcock. An asking price of 87 000 Euros for 10 years is requested.

9. Located at the height of 700 to 2.170 meters on the South-Eastern slopes of Balkan Mountain, ”Stara Planina II” is 100 kilometres from Nis and 350 kilometres from Belgrade. A total of 28.054 ha are covered by the hunting ground. European Deer, wild boar, roe deer, and wolves are the main game animals. The estate also owns the hunting lodge ”Siroke Luke”. The lease price is 279 000 Euros for 10 years.

10. 260 km southeast of Belgrade, the Alija Hunting Ground is found near Negotin. 185 km from Paracin and 70 km from Zajecar, this hunting ground reaches an altitude of 118m to 296m. Fallow deer and mouflons can be stalked in the enclosed area. There is also an open area where hunting for roe deer and wild boar is possible. This premium hunting estate has harvested the trophy Fallow Deer with over 190 CIC points and trophy Mouflons with over 208 CIC points.

11. A hunting ground with an area of 1.312 ha is located 260 kilometres southeast of Belgrade, near the town of Negotin, at an altitude ranging from 158 to 365 meters. It is located 210 kilometres from Paracin and 70 kilometres from Donji Milanovac and includes a 300-hectare enclosure area containing fallow deer, mouflon, roe deer, and wild boar. It costs 156 000 Euros.

12. Between Donji Milanovac and Negotin, the hunting grounds ”Deli Jovan” are located 260 kilometres southeast of Belgrade, near the Danube. Located 70 kilometres from Donji Milanovac, it is a typical hilly hunting ground with an area of 13.152 ha and an altitude range of 700m to 1.150m. Approximately 500 acres of land are included in the hunting estate for sale. Game animals include European Deer, Roe Deer, and wild boar. The asking price is 360 000 euros.

13. In the southern Kucaj Mountain there is the Hunting Ground ”Zlotske Sume – Crni Vrh”. Its altitude ranges from 400 to 1.175 meters and it is mainly a hilly beach forest estate. It is situated 290 km from Belgrade and 40 km from Bor. There is 15.447 ha in the estate, of which 800 ha are enclosed. The open part of the hunting ground is home to European deer, roe deer, wild boar, and chamois. In the enclosed part of this estate is a commercial hunt for high-trophy European Deer, wild boar, and Mouflon. This hunting estate has produced numerous high trophy heads. It is for sale for 270 000 Euros for a 20-year lease.
There is 25.314 ha of beach and mixed forest in the Hunting Ground ‘Southern Kucaj-Brezovica’ spread out over Eastern and South-Eastern Kucaj. The property is located 220 km southeast of Belgrade, on the regional road Paracin-Zajecar, 80 km from Zajecar and 60 km from Paracin. For a 30-year lease, the asking price is 177 000 Euros. European deer, roe deer, and wild boar are very common here. Picturesque scenery of the Southern Kucaj plateau surrounds this property, which has 15 beds. The asking price is 264 000 Euros for a 20-year lease.

15. As part of the Moraca range, the hunting ground ‘Miroc-Strbac’ spreads across Kladovo and Donji Milanovac municipalities. It is 200 km from Belgrade and 12 km from the main road Kladovo-Donji Milanovac. It is a hilly hunting ground, with an altitude ranging from 240 to 557 m. It is a famous hunting ground for wild boar and roe deer. The property is available for lease at 165 000 Euros for 10 years.

16. With an area of 4.680 ha, the Hunting Ground Suvaja is 180 kilometres from Belgrade and 10 kilometres from the main road Paracin-Zajecar. The asking price for 10 years is 67 000 Euros.

17. In the South East of Serbia, near the Bulgarian border, this Mountain ski resort – Hunting Ground ”Stara Planina I” consists of 2.790 ha. It is 270 km from Belgrade, 30 km from Knjazevac and 53 km from Zajecar. Game animals include European Red Deer, Roe Deer, and Wild Boar. This picturesque hunting ground is home to the hunting lodge ”Radicevac” with 13 beds. The asking price is 47 000 Euros for 10 years lease.

18. The Suvodol Hunting Ground is located 275 km from Belgrade and 100 km from Nis. It is a mountain estate of 2.488 hectares with roe deer, wild boar and wolves. The asking price is 49 000 Euros for 10 years.

19. The Hunting Ground ”Rtanj” is situated on the main Boljevac-Paracin road, 200 kilometres from Belgrade and 40 kilometres from Paracin. A total of 6.368 ha of land is available for lease. It has mainly beach and mixed forest cover, but also roe deer, wild boar, and wolves. The asking price is 73 000 Euros for 10 years.

20. Located 180 km from Belgrade in the east part of Serbia, The Hunting Estate ”Southern Kucaj IV” spreads across the Kucaj Mountain range. Located at an altitude between 317 m and 1.339 m, the hunting ground has a total area of 26.360 hectares. European Deer, roe deer and wild boar are abundant in the area. On days when driven wild boars are present, it is possible to hunt wolves. The estate also operates 3 hunting lodges, ‘Valkaluci’, (10 beds), ‘Javorak’, (9 beds), and ‘Pesterac’, (5 beds).

21. A hunting estate in Juhor has a total hunting area of 4.934 ha and is situated at an altitude between 250 and 773 meters. It is located 130 kilometres from Belgrade. Roe deer and boar are the main game.

22. At an altitude of 200 to 600 meters, the hunting estate ‘Majdan-Kucajna’ measures 2.352 ha and is located 64 kilometres from Pozarevac and 145 kilometres from Belgrade. The asking price for the lease is 57 000 Euros for 10 years.

23. This hunting estate consists of a range of mountains called North Kucaj, covering an area of 21.507 hectares. A hunting lodge ”Markova krcma” is part of this estate, 70 km from Pozarevac, and 154 km from Belgrade. European deer, roe deer and wild boar all have exceptionally valuable trophy structures. The asking price for a 20-year lease is 210 000 Euros.

24. In the northeast of Pozarevac is the Hunting Ground ”Hrastovaca”. This hunting ground is a plain hunting ground, with a total area of 3.114 ha, located 28 km from Pozarevac and 100 km from Belgrade. This estate near the Danube is home to wild boar, roe deer, pheasant, wild goose, wild duck and quail. Asking price: 67 000 Euros for 10 years.

25. On a total area of 7.959 ha, the Hunting Ground ”Rudnik” is located 100 kilometres from Belgrade, 40 kilometres from Kragujevac and 15 kilometres from Gornji Milanovac. The hunting estate is mainly composed of mixed forest and open fields, with an altitude ranging from 380m to 1.132m above sea level. Game animals include Roe deer, Mouflon, and Wild Boar. The Forest house on Rudnik Mountain is managed by the estate. The asking price is 97 000 Euros for 10 years lease.

26. This hilly hunting estate is 29.298 ha in size and spreads between 205 and 1.785 meters in altitude. Roe deer and wild boar live here. The asking price is 237 000 euros for 10 years.

27. With a total area of 11.387 ha, the Troglav-Cemerno hunting ground is situated at an altitude between 230 and 1.550 meters. It is 180 km from Belgrade and 15 km from Kraljevo.

28. It is located in the valley of the Lomnicka River, in the centre of Veliki Jastrebac Mountain. It is 20 km from Krusevac, 30 km from Nis and 210 km from Belgrade. With a total area of 29.731 ha, it is a mixed forest hunting estate with an altitude ranging from 200 to 1,510 meters. The main game animals are European Deer, wild boar, and roe deer. Around the Lomnicka River valley, there is a fenced part of the estate with a breeding reserve for European Deer and Wild Boars. The asking price is 390 000 Euros for a lease of 10 years.

30. The ‘Mojsirsko-Draske Mountains’, located 350km southwest of Belgrade and 15km from Tutin, is a hunting ground with an area of 11.694 ha. A 30-year lease is being offered for 970,000 Euros.

31. There are a number of hunting grounds in the Golija Mountain range south of Ivanjica, which are known as ”Golija”. On the total area of 32.507 ha, there is wild boar and roe deer hunting as well as organized driven wolf hunting with red tape. It is 20 km from Ivanjica, 98 km from Uzice and 258 km from Belgrade. For 10 years, the asking price is 240 000 Euros.

32. The ”Western-Morava” Hunting Ground is spread along the Western Morava River valley, between the mountain ranges Jelica, Vujna, Bukovika and Ostrica, 150 km from Belgrade, with a total area of 9.101 ha. Pheasants, partridges, and quail have found their habitat here. There is also hunting for wild ducks, wild geese, turtle doves, and woodcock. There is a hunting lodge on the estate called ”Mojsinje”. For a 10-year lease, the asking price is 87 000 Euros.

33. Cer Vidojevica Hunting Estate Lease is located 130 km from Belgrade, on the way Loznica-Sabac, on 5.348 ha of prime oak forest, of which 450 ha are fenced. Deer, wild boar, and roe deer are the main game animals.

34. Along the main road Nova Varos-Sjenica, the hunting estate ”Zlatar-Jadovnik-Dubocica” is situated. Belgrade is 300 kilometres away, Prijepolje is 10 kilometres away, and Nova Varos is about 10 kilometres away. With an altitude ranging from 705 to 1.733 meters, this is a typically mountainous hunting ground. Approximately 25.150 ha are available for hunting. The estate owns a smart hunting lodge with four apartments known as ”Vodena Poljana”. The rental price for 10 years is 175 000 Euros.

35. The future hunting lease ‘Crni Vrh-Ljeskovac’ is situated at an altitude between 540 and 1.150 meters, with a total area of 3.760 ha. It is 250 km from Belgrade, but only 10 km from Priboj. Game animals include roe deer, wild boar and rabbits. The asking price for a 20-year lease is 47 000 Euros.

36. The Hunting Ground – Hunting Lease ”Serbetovac-Ozalj-Restevo” is located at an altitude of 630 to 1.423 m and has a total area of 6.529 ha. This hunting ground is 350 kilometres from Belgrade. Roe deer, wild boar, hare and snipe are found there. A 10-year lease for 70 000 Euros is available.

37. With 2.158 ha of total area, ‘Jelova Gora’ is located 212 km from Belgrade and 12 km from Uzice. The main game is roe deer, wild boar, and hare. The price is 35 000 Euros for a 10 -years lease.

38. On the Belgrade-Valjevo-Kosjeric road, 160 kilometres from Belgrade, is the Hunting Estate – Hunting Lease ‘Maljen-Bukovi’, which has a total area of 5.991 acres. Roe deer, wild boar, partridges and hare live on this hilly estate with mixed forests. The asking price for a 10-year lease is 87 000 Euros.

39. ‘Sargan’ is a mountain hunting area located on the main road Belgrade-Uzice-Visegrad, near the traditional tourist train attraction ‘Sarganska Osmica’ at an altitude of between 610 and 1.200 meters. This hunting ground is located 40 kilometres from Uzice, 35 kilometres from Bajina Basta, and 240 kilometres from Belgrade. There is a total of 13.784 acres where roe deer and wild boar are hunted. The asking price for a 20-years lease is 166 000 euros.

40. On the Belgrade-Zlatibor-Podgorica route, the Hunting Estate for Sale – Hunting Lease ”Tornik-Cavlovac” has an area of 5.301 ha and is 230 km from Belgrade and 30 km from Uzice. It offers hunting for roe deer, wild boar, hare, and predators on a hilly hunting ground. This altitude reaches an altitude of 620 m to 1.496 m. The asking price for a 10-year lease is 87 000 Euros.

41. It is on the main Belgrade-Cacak road that the Hunting Estate – Hunting Lease for Sale ”Lipovacka Forest” lies. It is 25 km from Belgrade, at an altitude of 160 to 290 meters, and it belongs to the plain hunting grounds type. The hunting ground is open, with an area of 1.253 ha. Roe deer, hare, and pheasants are the main game animals. The asking price is 147 000 Euros for a 20-year lease.

42. In addition to being on the left bank of the River Sava, 30 km west of Belgrade and only 20 km from the Nikola Tesla Airport, Crni lug is the hunting estate of former Yugoslav leader and greatest hunter of this region, Marshal Broz ‘Tito’. A total of 973 ha are on the hunting ground, of which 720 ha are enclosed. Oak Forest is one of Belgrade’s most attractive hunting estates for organising professionally driven wild boar hunting days. Up to 50 boar can be tagged per day in this estate (only 6 days are organized per season and a minimum of 18 months in advance are required to make a successful booking, and only in the event that returning groups do not confirm returning for the upcoming season). There were also 216 CIC points of European deer harvested on this estate, as well as 130 CIC points of wild boar. However, above all, it was the famous Marshal Tito, the most famous wild boar hunting estate in Belgrade. With hotels in Belgrade, Belgrade is still popular for short trips and for hunters from around the world. These hunters want to experience Belgrade and the local hunting action with plenty of adrenaline. For a 20-year lease, 876 000 Euros is the asking price.

43. On the Avala hill, just off the old road to Kragujevac, 35 km away from Belgrade, stands the Hunting Estate for Sale – Hunting Lease ”Tresnja”. This hunting ground is fully enclosed. The area is 200-300 meters high, covering 117 ha. The primary game animals are Fallow Deer and big trophy mouflon rams. This hunting ground boasts 196.21 CIC points for Fallow Deer and 220.45 CIC points for Mouflon. A lease for 10 years is being offered for 127 000 Euros.

44. On the road to Zrenjanin, there is an estate known as ‘Rit’ 15 km north of Belgrade, near Padinska Skela. It is 80 kilometres from Novi Sad and 60 kilometres from Zrenjanin. This is an open hunting ground covering 8.263 ha, of which 50 ha are dedicated to pheasant game farms. Wild boars are abundant on this plain hunting ground because of its high grass vegetation. It is an ideal area for investing in three large, intensively driven wild boar reserves. For intensive driven wild boar hunting in Belgrade, there are waiting lists of 18 months for dates available due to the increasing demand throughout Europe and in Serbia. Investing in hunting areas near Belgrade in the next 10 years will be the most profitable decision. There are a few wild animals living in this area near the Danube, including roe deer, wild boar, hare, pheasants, quail, and wild ducks. In addition, the estate has a reservoir for pheasants that are substituted from a nearby game farm after each hunt. The asking price is 980 000 euros for a 20-year lease.

45. It is situated about 80 km from Belgrade airport and 110 km from Novi Sad. Vrsacke planine Vrsac covers 6,032 hectares. It extends along 3 hills of around 300-500 m covered in mixed forest. It is a plain to the hilly type of land with a height of between 94 and 641 metres above sea level. It consists primarily of roe-game, wild boar, and pheasants. The asking price of 67,000 Euros for 10 years.

46. Deliblatska Pescara Bela Crkva hunting lease covers 33,610 ha, of which 1,850 ha are enclosed (Dragicev hat). The big game is primarily wild boar, deer, and roe deer. It lies close to the Danube, which means a large number of birds and varieties of bird life can be found here, including wild ducks and wild geese. This hunting estate is located between 70 and 85 meters above sea level in a lowland. Big game hunting can be conducted on the hunting ground in both enclosed and open sections. Deer and boar hunting is conducted from very high shooting stands located 60 km from Belgrade Airport. An investment in a modern 12-room hunting lodge is needed in this area, and there is land available for prospective investors near Vrsac in the village of Susara. The asking price is 670 000 Euros for a 30-year lease.

47. Approximately 7,953 ha of hunting land are available in the Sava basin. The hunting estate is on sale under a hunting lease. It is a lowland hunting ground with a height ranging between 84 metres and 90 metres above sea level. Located in the Sava basin, Kupinik hunting ground is 90 kilometres from Novi Sad and 30 kilometres from Belgrade Airport. The hunting ground is home to wildlife and migratory birds, as well as the natural reserve Obedska bara. With 11 double rooms, the motel is centrally located in Obedska Bara. This motel needs major renovations to comply with industry standards. It is for sale at a price of 270,000 Euros.

48. Hunting land for Lease – Hunting Lease “Bosutske sume” covering a total of 12,274 ha. As an accompanying game species, wild boar, deer, and roebuck are the predominant large game species. Bosutske Sume hunting ground is located 90 kilometres from Novi Sad and 90 kilometres from Belgrade airport. It is a lowland hunting ground. Intensive wild boar hunting is also conducted in this hunting ground with groups of at least 10 hunters. The asking price is 286 000 Euros for 10 years.

49. Karakusa Ruma covers 7,895 ha of the Sava basin, of which 2,257 hectares are enclosed. Large game species include boar, deer, and roe-game as accompanying species. The hunting ground is located 75 to 80 metres above sea level and is almost entirely covered with trees. Sava basin hunting ground Karakusa is located 70 kilometres from Novi Sad and 50 kilometres from Belgrade Airport. As well as providing board and lodging for hunters, Karakusa is available for sale. 


In addition to wild boar hunting and red deer hunting, it is also used for volume-driven wild boars. At the moment, this hunting estate earns around 980 000 Euros per year from driven wild boar hunting, making it one of the most attractive investments in Serbian hunting. 1 170 000 Euros is being offered for the property, inclusive of a hunting lodge worth 640 000 Euros which is a freehold property with a 100-year lease.

50. The estate Kucine near Sid offers a hunt on a 30-year lease for wild boar. The estate covers 1,955 ha, of which 1,403 ha are fenced. The wild boar and deer are the dominant large game species. Hunting Estate Kucine has located 80 km from Belgrade Airport and 90 km from Novi Sad. It is almost completely covered in forests. It is located in a lowland-type hunting ground with a height of 79-80 meters above sea level. It is almost entirely covered in forests. 

There are four double rooms in the very ancient hunting lodge Vranjak. This estate also organizes driven wild boar hunting and catches larger groups of wild boar. Currently, this estate earns over 760 000 Euros from driven wild boar hunting and is one of the most attractive investments in the Serbian hunting industry. The asking price for 30-year lease is 370 000 Euros.

How can I purchase Croatian hunting companies that have long hunting lease contracts?

There are only a few hunting estates available in Croatia with a minimum of 200 ha and a maximum of 4000 ha of hunting area with wild boar, mouflon, fallow deer, roe deer, red leg partridge, pheasants and big European red deer as the main game species. In Croatia, most of this large forest is leased in short terms that are easily extended every 10 years, while only a few remain on contract for over 15 years with hunting taxes fixed as the primary reason they won the public auction. As a result, the present lease agreements are 4 times more expensive than they were 20 years ago due to both a huge local and international demand for those areas, and on average, it is around 11 000 to 15 000 Euros annually per 2000 ha of hunting land. 

In Croatia, a majority of existing owners of hunting companies hold a lease from 8 to 23 years of hunting rights on forest land and would ask for between 120 000 to 760 000 Euros to take over their business; the price depends on the size of the investment already made in the hunting area, the number of years remaining, the government fees due until the end of the lease, and the historical trophy results or profit achieved by the hunting area. In a hunting estate, the owner of the hunting rights has the same freedoms as he does on his own private land. This is as long as he follows Croatian hunting law and has hired a Gamekeeper to take care of the hunting estate all year long.

Croatian hunting is a low-risk investment because the forestry commission must maintain forests and roads in proper condition, whereas the owner of a hunting company controls hunting activity over specific geographical areas. As a result, the owner of the hunting rights will save a lot of money on maintaining roads and forests. 

These need to be maintained when hunting is not in the area, so he can concentrate on managing the game. Most of the time, you will be purchasing a company that has the first choice of staying in particular areas for an unlimited period of time. As a new practice in Croatia, the current owners stay where they are when their 30-year lease agreement expires (that was signed in 1996, 2004 or 2008). In 10 years, the government will offer them an automatic extension on a 10-year new contract based on the original terms. 

The practice is common in Croatia, but leasers must take good care of wildlife and animals. The government can revoke hunting rights without compensation by the owner of the hunting company that has hunting rights in particular areas if hunting areas are abused and overshot, poorly managed, or without Gamekeepers.

A number of new land deals come up every couple of months, either arable farmland or forest land. Hunting land, however, is subject to negotiation with the present owner, which is not an easy process. As a precontract fee for all of these assignments, we charge 6000 GBP, plus 4% of the total value of the Croatian Hunting Company or Arable & Forestry land.
