We will be able to keep the cost of this project down by using traditional materials, such as brick, traditional roof plates, and local timber.
Therefore, the apartments will be practical and efficient, as well as comfortable all year round. Further, since the Northern Serbian country farmhouse has a durable and timeless design, it will be pleasing to the eye.
A traditional hunting morning breakfast will include a roast on the stick that is smoked over an open fire before going out hunting in the morning, along with stairways, an open fireplace and a dining area for warming up in the morning. Residents and their guests will also have access to a private bar and restaurant in the front yard.
Four-by-four collection areas are located in front of the main reception area and stairways of the lodge. These will be helpful for those interested in experiencing the various activities this region has to offer, including hunting. Development Stages
Early November 2023 is the estimated completion date.
Apartments like these cost 1200 Euros per square meter. Approximately 34.5 m2 of build-up area per apartment.
The building process is organised in stages and securing stable funding and a contract with a reliable investor/lender for each separate unit is our focus at this time.
We are now in the final stages of raising monies by offering the first 12 available apartments at 48 600 Euros per apartment as an investment that can be extended to a maximum of 24 apartments at any time in the future.
The first 12 apartments will be finished in 10 months and we are planning to put them on the market by early November 2023
By the end of February 2024, the first stage of the hunting lodge apartments should be complete.
We will accomplish the following during this stage:
Purchase two existing buildings as a base for the project.
Create a legal limited company to own 100% of the 12 parts of Left Wing Lodge that will be sold as equal shares of the hotel business.
Apartment lettings and restaurants, bars, swimming pools, and other outdoor activities will be handled by a separate company in Deliblato Sands. Professional management services experienced in the international hospitality industry will manage this project. You will be able to market the local activities, let your apartments when you are not using them, and run a 24/7 restaurant bar & swimming pool. All year long, the letting agency will operate and market the entire property and the local tourist attractions.
Finalize building permits for the refurbishment and modification of the building
Changing from private household use to commercial use – tourist resort use.
Complete all installation plans with detailed designs.
Permits must be obtained from all environmental agencies.
Install more robust electricity supply systems for commercial use
The building site is nearby.
The building site needs a stronger water supply.
The village does not have a wastewater system, but it does have reservoirs that need to be emptied periodically.
The whole area needs to be levelled.
Lay the foundation for 12 sporting lodge apartments.
By April 2024, the second stage of the hunting lodge apartments must be completed.
The following will be accomplished during this stage:
All outside walls will be constructed with large, solid bricks.
A single small brick is used to build all the inside walls.
The construction of under-roof space.
The construction of the main wooded roof is complete.
Make sure the building is protected from the weather by adding plates to the roof.
By the end of June 2024, the third stage of the hunting lodge apartments must be complete.
We will accomplish the following during this stage:
At the back, install doors, windows, and a terrace door.
Water installation for the entire development.
Wastewater systems must be installed throughout the entire development.
Electrical wiring will be installed throughout the development.
Internet, TV, and cable will be available throughout the development.
Throughout the development, telephone lines will be installed.
Heat will be provided throughout the entire development.
The fourth stage of the hunting lodge apartments must be completed by August 2024.
During this stage, we will accomplish the following:
Plastering and panelling (plasterboard)
The installation of outside insulation as well as roof insulation.
The exterior façade needs to be finished.
Installation of Italian ceramics in bathrooms.
Hardwood floors that are insulated have been installed in apartments.
By the end of September 2024, the fifth stage of the hunting lodge apartments must be complete.
The following tasks will be accomplished during this stage:
Terrace spaces and gardens should be finished.
All apartments and outside facades need to be painted.
All furniture and kitchen installations for the Bar & Restaurant areas.
Installation of final electrical components.
Install furniture, including beds, linens, and blankets, upon investors’ request
Fees may be charged in addition.
For an additional fee, install flat-screen televisions in each room upon request from the investor.
The owners will receive their keys by the 1st of October 2023.
To open the hunting lodge on November 1st, 2023, we will need to allow another four weeks for any unpredictable work that needs to be done.
It is a date to remember as a celebratory opening party for all residents on November 1st 2023 when owners will be able to use their properties.
On the 3rd of November 2023, we will hold a great-driven pheasant shooting day for all apartment owners.
Based on our previous experience building with local and modern materials and our designer’s calculations, we calculated the cost of this project.
